The Emerson Property Group is a principal specializing in acquiring multifamily apartment communities in well-located, growth markets throughout the United States.

• Garden-style and mid-rise apartment complexes
• Medical Office Properties
• Senior Housing Facilities
• Class A to C+ product in Class A to B location
• Core/Core-Plus and Value Added assets
• Properties requiring modern renovation and/or significant improvements
• Partnership buyouts and restructurings

We prefer to investing in Apartment Communities with a minimum of 50 Units, preferably with a strong history of full occupancy. Our immediate scope of interest extends to but is not limited to New Jersey, North East Pennsylvania, and Metropolitan New York.

• Major, secondary and tertiary markets in New Jersey, North East Pennsylvania, Metropolitan New York
• Growth markets and submarkets

We screen our investments by only analyzing properties that have capitalization rates of 6.5% or more. It is common sense that an investment that requires constant maintenance and care while holding an inherent, perpetual risk warrants an appropriate return. We are not making risk free treasury investments. When we risks our equity in real estate, we expect reasonable compensation..
